Job Description:
The Signorelli Company is a vertically integrated, diversified
development company based in The Woodlands, TX. As one of the
largest privately held development companies in Texas, Signorelli
has more than 25 years of experience in all aspects of real estate
development including retail, mixed-use, multifamily, office,
healthcare, land development and single-family homes. The
Construction Manager is responsible for effectively and efficiently
coordinating the horizontal development of 4,700-acre Austin Point
to achieve business plans and meet financial objectives. The
individual in this role will utilize their understanding of land
development and construction processes and the timing/sequencing of
project phases to ensure timely delivery of lots. Work Location:
On-site – Needville, Texas ESSENTIAL DUTIES Ensure cleanliness and
general maintenance upkeep of the entire project site is maintained
at all times. This will include Austin Point-owned, Builder-owned,
and Homeowner-owned property. Maintenance will include, but is not
limited to, ensuring lots are being mowed, trash is being
collected, the MUD is adequately maintaining all detention areas,
and that the HOA landscape maintenance contractor is adequately
performing their duties. Oversee and manage all project related
Storm Water Pollution Prevention Plan (SWPPP) requirements,
including but not limited to cleanliness of roadways, trash
removal, repair of sediment protective fencing, and maintenance of
concrete truck wash outs. This includes ensuring builder compliance
with all of the above. Thoroughly review and understand civil and
landscaping construction documents, and Builder Design Guidelines
to ensure all onsite improvements are constructed according to
plan/approvals and in support of the overall Austin Point project
vision. Monitor builder lot ownership and APARC approval status to
ensure AP-owned lots remain undisturbed, and home construction
doesn’t commence on builder-owned lots until APARC approval has
been granted. Ensure home construction fencing, landscaping,
signage, flatwork and driveway orientations are installed in
compliance with Design Guidelines and APARC approved plans. Review
all geotechnical reports, including site observation reports, and
coordinate with Geotech and/or contractors to ensure all
deficiencies are adequately corrected and documented accordingly.
Collaborate with geotechnical engineers, civil engineers, and other
partners to monitor on-site activities and develop community
infrastructure in adherence with approved budgets and schedules.
Collaborate with architects, landscape architects, and other
partners to develop recreation centers, parks, and trail systems.
Oversee installation and organized presentation of common area
landscaping in support of marketing and sales efforts. Oversee the
installation of infrastructure with all dry utility providers.
Conduct or participate in regular field meetings and inspections
with civil and landscape contractors. Provide onsite guidance to
contractors and builders to promote job site safety. Maintain the
company’s relationships with external partners, including home
builders, homeowners, municipal utility districts, Fort Bend
County, the USPS, and police and fire departments, etc. Stay
knowledgeable of construction budgets, and review and approve
construction project expenses. Facilitate collection of maintenance
proposals and participate in bid analysis/administration. CORE

experience in land development, construction, or related fields
Experience in value engineering and working knowledge of the local
market for contracting, manpower, and pricing. TALENTS Excellent
